Make Sure The New System Is Properly Sized

Bigger is not automatically better.

ACCA says Manual J is the national ANSI-recognized standard for producing residential HVAC equipment sizing loads, and that a proper Manual J load calculation is required by national building codes and most state and local jurisdictions. Watch Out:
Be cautious if a contractor sizes your new system based only on square footage or simply replaces the old unit with the same size. Ask whether they performed a Manual J load calculation or another accepted load calculation method.
A properly sized system should fit your house — not just your old equipment.
Ask Whether The House Is Making The HVAC Work Too Hard
Sometimes the HVAC system gets blamed for problems the house is creating.
Drafty windows. Poor attic insulation. Air leaks around recessed lights. A hot bonus room over the garage. High indoor humidity. Leaky ducts in the attic. West-facing rooms that bake in the afternoon sun.
Sometimes the clue isn’t the HVAC unit at all. It’s the upstairs room that bakes every afternoon, the draft near the living room window, or the attic access panel that might as well be an open door.
The Department of Energy says professional home energy assessments generally include a room-by-room examination and a review of past utility bills, and many include blower door testing and thermographic scans. This doesn’t mean every homeowner needs a full energy audit before replacing HVAC. But if your comfort problems are long-standing, uneven, or hard to explain, it’s worth asking whether insulation, air sealing, duct sealing, or ventilation improvements should be part of the conversation.
A new system can help. But a house that holds comfort better gives that new system a fighting chance.
Consider Whether A Different Type Of System Makes Sense
If replacement really is on the table, don’t assume the best answer is simply “new version of the old thing.”

Some older air conditioners use R-22, also called HCFC-22. The Environmental Protection Agency says homeowners are not required to replace existing equipment that uses HCFC-22 and may continue to use it. As of January 1, 2020, no new HCFC-22 is made or imported into the United States, but used HCFC-22 that has been cleaned to the same specifications as new refrigerant can still be available for service. That means an older R-22 system may become more expensive to repair, especially if there’s a refrigerant leak. But “older refrigerant” does not automatically mean “you must replace today.”
Ask:
- What refrigerant does my system use?
- Is there an active leak?
- Can the leak be repaired?

- Is replacement a better long-term value?
Don’t let one scary phrase make the decision for you. Ask for the facts, then decide.
Check Rebates And Incentives Before You Choose Equipment
Rebates can be helpful. They can also be a little maddening.
One program depends on your utility. Another depends on income. Another depends on the exact model number, installation date, efficiency rating, or paperwork filed before the job starts.
The Department of Energy says Home Energy Rebates are managed by states, territories, or Tribes, and those programs determine which products are eligible for rebates. Still, incentive rules can change, and qualifying details matter. Before choosing equipment, ask:
- Does this model qualify for any rebates or credits?
- Who files the paperwork?
- Is the rebate included in the quote or separate?
- What happens if funding runs out?
- Do I need pre-approval before installation?
Watch Out:
Don’t choose equipment only because it qualifies for a rebate. The system still needs to be properly sized, well installed, and right for your home.
Compare Real Quotes, Not Just Prices

This is where homeowners can get tripped up.
Two quotes may both say “new HVAC system,” but they may not be quoting the same job.

- System capacity
- Efficiency ratings
